Hi & welcome to our Ad for the reluctant sale of our Static Caravan , which is located on a lovely plot in the quieter part of Billing Aquadrome holiday park ... have a browse round their web site: ( http://www.billingaquadrome.com/aboutus.htm ) in Northamptonshire - a few miles from Northampton, and about 5 miles East of J15 of the M1... more or less in the Heart of England!!!

Last year we spent alot of time & money refurbishing the caravan :

New kitchen units / worktops / sink / taps / blind - door & drawer fronts are solid Wood !! Classy over-hob unit!

New curtains / pelmets + blinds!

We removed the 'Built In ' seating units in the lounge & replaced them with our comfortable suite from Home ... includes a Recliner Arm Chair!

We removed the 'Built In ' seating & table in the Dining Area and replaced it with new glass Display Units with new high level Worktop above ( Food Prep area!) and then we put a lower level Breakfast Bar at the side, along with a High Stools .

More about the caravan:

The plot backs onto a massive fenced off field - nothing but the rabbits on there! To the front is the T junction where the Perimeter road joins a side road ... we look down that side road! So we have only two neighbours ... on one side a lovely couple who live there 11 months of the year, and at the other side a caravan that gets so little use that i have never even seen the owners!! As plots go, this one is pretty private!!

Bathroom is accessible from the main corridor , and ALSO 'en suite' from the master bedroom . Full size basin + wall mirror unit + mini bath that is effectively a large Shower unit! Separate refurbished Loo .

Master bedrooms has a double bed ,built-in wardrobe, dressing table with mirror and light above , bedside units & overbed storage in a light oak effect.

The second bedroom has two narrow beds , a light oak effect wardrobe & shelving.

The lounge has a Light Oak effect corner unit with a gas fire & space for a TV above, plus extra Light Oak storage shelves / cupboards.

There is a gravel car parking space in front of the grassed area which forms the bulk of the plot ... there is space to park another car on the grass to the front of the caravan too. To the rear of the grassed area is the shed, and to the left is a paved path along the side of the caravan

The caravan does not leak, by the way!!

Sky Dish + Freeview + TV in the lounge

Aerial + terrestrial TV in the master bedroom.

All manner of day-to-day utensils & appliances .
Microwave, Refrigerator, Gas Oven & Hob.

Assuming you have read thru the Billing website, i dont need to go on about all the features facilities & events that are on offer ...

As a petrol head it is the multitude of Car meetings that i love!!

Lots for the Kids to do ... in a relatively enclosed environment ... Billing Security vans circulate constantly!

Fishing Lakes - Fishing licence included if you are or want to be a fisherman.

Crazy Golf , Go Karts , Amusement Arcades , Fun Fair & Rides

Jet Ski Lake , Boating Marina , Shops , Take Aways , Social Clubs / Pubs & Restaurants ..... and just outside the Main Gate there are 2 pubs, a chinese take away , and a shopping area !

Dogs welcome but must be kept on a lead.

Costs:

Insurance costs about £10 per month.

Electric via a card meter ... not expensive, we feel!

Gas via large cylinders, purchased from the Maintenance team ... we currently have 3 cylinders - dont know how much they have left!

Water is included in the Ground Rent.

No council Tax is payable as it is seen as a Second or Holiday Home ... however many people seem to spend the full 11 months living there! ( you have to vacate in early Jan and you return in early Feb!)

Talking of Ground Rent, this years amount payable for this plot for the 11 months Feb 6th 2008 - Jan 6th 2009 totals £3032.50 . The appropriate percentage of this fee will be payable direct to Billing Aquadrome upon purchasing the caravan . I am informed that up to the end of June the percentage is 60%, and up to the end of July is 50% of this total.

The purchaser therefore would pay the agreed price for the caravan PLUS the appropriate % of the Ground Rent direct to Billing Aquadrome, who then pay us what is due ... they charge the Seller a 15%+VAT admin fee for the sale / transfer of ownership . The purchaser also must pay for a gas & electricity safety certificate at the point of sale .

The caravan can remain on site until early Jan 2013, when Billing hope you will upgrade to a new / newer model ( and they will offer to P/Exchange the old caravan ) , but you could arrange to remove the caravan from site ( and perhaps use it to do a self Build - that WAS our plan !!! ) .
